Your House

The whole renovated farmhouse is yours: 2 bedrooms, 4 beds + sofa bed, 2 bathrooms, an indoor fireplace, and a private patio/balcony with mountain silhouettes for a backdrop. Wake up to the sounds of nature, wind down with a cozy fire.

Sleeping arrangements: two bedrooms, each with 2 twin beds, plus a pull-out couch that opens into a bed for a fifth guest.

In-floor heating and cooling keeps the house comfortable automatically. Want it even cozier? The fireplace is yours to enjoy — starter kindling and wood are provided; shut the curtains and make a fire.

The Main House has its own kitchen — induction stove, toaster oven, dishwasher, refrigerator and freezer, coffee maker, kettle, pots and pans, full dishes and silverware, wine glasses, cafeteria & french press for coffee, tea pot, and cooking basics (oil, vinegar, sugar, salt, pepper). It's stocked with a starter kit of essentials — dishwashing tablets, coffee, tea, toilet paper, garbage bags, and the like. Once the starter stock runs out, restocking is up to you (Soča Market and Bovec have you covered).

Finding Your House

Follow Google Maps to Lepena 15A — and note: there's a neighbor at Lepena 15. We are 15A! A gravel driveway leads up to the house:

• Park at the end of the driveway on the right once you reach the buildings — one designated parking place per reservation. Bringing a second vehicle? It will need to go back to Bovec's public parking.
• Walk up the main stairs on the front of the house — look for the Mangart sign on the door. Your key will be in the door.

Once You're In

• There's a coat rack in the storage under the stairs.
• Careful going up or down the stairs in socks — they can be slippery.
• WiFi: Lepena Big House · password Lepena17*. Connectivity is limited (Starlink + mountains) — any network starting with "Lepena" works with the same password; connect to whichever is strongest.
• No TV at the Ranch — bring a book, play a board game, work a puzzle, or enjoy a quiet evening around the fire.
• Smoking is strictly prohibited on the entire property — €500 fine.

What's Included

Before You Check Out

• Leave the key in the door
• Start the dishwasher / wash any dishes left in the sink and put them in the drying rack
• Strip the beds and place linens on the bed
• Hang wet towels on a hook
• Turn off the lights
• Look around for your things — don't forget anything!
• Empty the fridge — you're welcome to donate unopened items to the communal kitchen, but please don't leave open or used food in the house or fridge
